| | | Located in an unprepossessing post-war neighbourhood in Rijswijk, nearThe Hague, the business premises of Waterstudio.NL radiate that sense of sobriety so typical of the Dutch. But note this: the office stands on dry land. A second office, soon to open in Dubai, will look entirely different and fit in with the image of the Waterstudio.NL projects in the surroundings. In a setting resembling a cluttered studio, the Rijswijk staff work on ambitious projects. Somewhere at the back, Koen Olthuis sits ensconced behind his laptop. "Visitors from abroad often look a bit bewildered when they come here for the first time, but they do like it here," says Olthuis, smiling. Waterstudio.NL's first project was the floating homes on IJburg (Amsterdam) five years ago. Olthuis: "No other architect's office specialises exclusively in water-based designs. I was convinced from the very start that this concept had potential, so I set up my own studio with spatial planner Rolf Peters. The great advantage of pioneering is that we are equal discussion partners with project developers. "Als we bezoekers uit het buitenland ontvangen, kijken ze vaak eerst even raar om zieh heen. Maarze vinden het ook wel erg leuk", lacht Olthuis. De waterwoningen op IJburg (Amsterdam) was vijf jaar geleden het eerste project van Waterstudio.NL. "Geen enkel bureau richtte zieh volledig op waterwoningen. Ikwas meteen sterkovertuigd van dit coneept. Samen met planoloog Rolf Peters besloot ikeen eigen studio te starten. As water homes (still) fall under the same regulations as houseboats, they are subject to a maximum length, breadth and height. These dimensions may differ from one municipality to another. A permit to build a basement under a home may be obtained from the municipality. Waterstudio.NL advises a specific type of construction, determined by the water level and quality, the currents, and the client's wishes. There are three basic variations: - Pile-supported homes above the water line - Floating homes with foundations on the water - Amphibious homes partly founded on land and partly floating | | Facts De kosten van bouwen op het water zijn vergelijkbaar met die van bouwen op het vasteland. | | | investment partners. So, the initiative is ours - a rare situation for a young, starting architect." Traditional Dutch Water-based building is still in its infancy in the Netherlands. Now that the government has decided to designate 200,000 hectares of land as flood basins (the same area as the province of Utrecht) within a few years, people are becoming more interested in building on water. The government, the water boards, and the academics agree that multiple use of space is the only way forward. We not only need to raise the dykes, but utilise the space on the water as well. Waterstudio.NL certainly does not equate homes on the water with ramshackle old houseboats in a pondweed-filled trench somewhere in a traditional Dutch polder. In their new-style homes you don't even notice you're living on the water. There's a garage, a drive, a garden: exactly the same facilities as homes on dry land. Olthuis: "We build to make you feel as if you're on terra firma no matter how strong the wind. And you don't need to lug the groceries along a plank, because you can park the car at the door." Nu de overheid besloten heeft dat binnen enkele jaren 200.000 hectare grond (tergroottevan de provincie Utrecht) de bestem-ming van overloopgebied krijgt, Staat bouwen op het water steeds meer in de belangstelling. Overheid, waterschappen en de aca-demische wereld stellen dat meervoudig ruimtegebruikde enige oplossing is. Naast het verhogen van onze dijken moeten we de ruimte op het water benutten. Het moderne wonen op het water is volgens Waterstudio.NL voor-al geen gammele woonarkergens in een oer-Hollandse sloot met eendenkroos. In hun waterwoningen merk je juist niet dat je op het water zit. Een tuin, garage, oprijlaan: alles is mogelijk op het water, net zoals op het vasteland. Olthuis: "We bouwen zo dat het bij elke windkracht voelt alsof je vaste grond onderje voeten hebt. En je boodschappen over een loopplank sjouwen is niet nodig, want de auto parkeerje naast je woning." Zijn ambities reiken | | the Dutch Randstad across the water. Floating neighbourhoods, schools or motorways are easily moved and would inject a new dynamism into the city. When the population on a housing estate starts to age, you simply mobilise a tugboat and sail your school to a new location." But it's less Utopian than it sounds. There are already floating motorways in the Persian Gulf near Dubai (United Arab Emirates). Waterstudio.NL is currently collaborating with Dutch Docklands and Royal Haskoning on some floating islands as part of the Palm Jebel Ali mega-project. Viewed from the air, the islands form | | verder. "Ikzou graag de Randstad uitbreiden over het water. Een drijvende wijk, school of snelweg kun je gemakkelijk verplaatsen. Dat maakt de stad dynamisch. Als een Vinex-wijkvergrijst, vaar je de school met een duwboot naar een andere locatie." Dat is minder utopisch dan het klinkt. Drijvende snelwegen liggen al in de Perzische Golf bij Dubai (Verenigde Arabische Emiraten). Hier werkt het Rijswijkse bedrijf samen met Dutch Docklands en Royal Haskoning momenteel ookaan enkele drijvende eilanden als onderdeel van het megaproject van de sjeik: Palm Jebel Ali.
